I’ve seen a property I like - what do I need to do?

Great news! We accept all formal offers in writing which will then be shared with the legal owner.

As a buyer, it is good to be prepared at this point and have an understanding of which solicitors you will be appointed to handle the purchase.

Once the current owner has agreed to the offer, the X1 team will confirm the good news with you and request the details of your appointed solicitor so that we can issue a memorandum of sale to both your solicitors and the sellers solicitors.

Can X1 recommend a panel of solicitors?

Over the past number of years, we have focused on building strong relationships with a panel of preferred solicitors with whom we regularly work. You may appoint any solicitor of your choice however if you would like to receive a no obligation quote - which outlines a list of any solicitors fees - please do let us know and we will be able to share this with you during our initial discussions.

I am buying with a mortgage or may need to remortgage - can you recommend a mortgage broker?

We are pleased to be working in partnership with a mortgage broker who has access to over 200 lenders and has secured mortgages for clients with X1 with as little as 10% deposit for their next home. If you’d like to discuss your finances or affordability we would be happy to put you in touch with the broker and help you with the next steps to homeownership.

What are the key stages in the conveyancing process?

After you have instructed your conveyancing solicitor, there will be a number of key milestones in the sales process.

Depending on the tenure of the property you are purchasing, additional paperwork may be required which will be handled by your solicitor. Property surveys can be arranged and searches will be carried out by your solicitor. Once all queries have been settled and both parties are satisfied, an exchange of contracts can take place. It is at this point that the buyer becomes legally committed to purchasing the property. It typically takes no more than 2 weeks after the exchange of contracts for the sale to complete.

How long will it take to complete the purchase?

The length of time it takes to complete the purchase of a property can depend on a number of different factors including the method of purchase, whether finance is being used or if there is a property chain in place. We will keep you informed every step of the way and guarantee complete transparency throughout the entire process.

What happens on the day of completion?

The day that you become the new legal owner and the ownership is transferred to you is completion day - this is the day that you can collect the keys to your new property!
