How to maximise a property investment?
Our team has their ears to the ground when it comes to knowing the property market in their local areas and they can share with you their up-to-date knowledge. What services do X1 provide?
The team here at X1 Sale & Lettings provide a full management service. Our main priority is safeguarding your property and maximizing your rental income. We have an integrated management approach to all teams working together to provide a seamless delivery of property management services.
We have offices in Liverpool, Manchester, Leeds, and North Kent. Our teams manage properties within these cities and surrounding areas.
Who is my main point of contact at X1?
Every landlord with X1 will enjoy a relationship with a Senior Account Manager who is your one dedicated point of contact. Your Senior Account Manager will oversee all aspects of your property management including the initial marketing, tenant relations, rent collections, and maintenance teams.
How do you market my property to overseas residents?
We are delighted to be working with Giraffe 360 - the essential property listing technology for sales and lettings agents.
The Giraffe 360 technology created 3 elements for a property listing; still imagery, accurately measured floor plans, and a 3D interactive walkthrough. A virtual property tour is essential for a property listing as not only does it allow apartments to be booked without an in-person viewing but it significantly minimizes the risk of an application being withdrawn.
I am a non resident landlord - do I have to pay tax on my income?
As a landlord of property in the UK, there are some things you need to know about your tax obligations. Firstly, you are legally obliged to register with HMRC and declare all of the income which you receive from your property investment. You will then need to pay the relevant amount of UK tax in your income received. The matter of tax can vary on an individual basis (for example country of residence, property, etc) and so X1 have partnered with an accounting company who are equipped to discuss your personal situation and assist where possible. If you need assistance in getting your UK taxation affairs up to date or if you simply want further clarification on your taxation position, please do feel free to contact the X1 team.
What is an EICR and why do I need one?
As of 1st April 2021, it has been a legal requirement for all private rented properties to have an electrical inspection and EICR which must be carried out every 5 years. You do not need an EICR to sell your property.
Why do I need an EPC?
In order to legally advertise a lettings property, a valid Energy Performance Certificate must be included on all property advertising and shared with any prospective resident. An EPC confirms the energy performance of a property with ratings from A (most efficient) to G (least efficient) and is valid for 10 years. The government has proposed increasing minimum standards to an EPC of band C by 2025 for all new properties and landlords do have financial support packages available to them to assist with remediation where required.
How much do letting agents charge to manage a property in the UK?
Average prices can be between 10-15%. We charge a very competitive 9% (plus VAT) for the management of your property.
What is TPO?
The Property Ombudsman (TPO) is an independent body for landlords & tenants. It is a redress body for all landlords/tenants to refer any complaint to should the managing agency fail to resolve a complaint to the satisfaction of the client. X1 are voluntary members of The Property Ombudsman.
What is a Propertymark agent?
ARLA (Association of Residential Letting Agents) is a membership division of Propertymark - a professional body within the property sector which focuses on ensuring the highest industry standards for clients and agents.
Along with being a Propertymark member, we proudly sponsor our team through Propertmark qualifications which means you can rest assured that whoever is handling your property follows a strict code of conduct and is up to date with the ever changing landscape of the property industry.
How often will you inspect my property?
All properties managed by us have a full inventory report taken at the start of a tenancy and a full checkout report taken at the time of moving out. Residential properties are inspected every 6 months during tenancies and student properties are inspected once each semester (3 in total),
How do I terminate a property management contract?
If you wish to leave our management service, you will need to give us one month’s written notice.
What other services does X1 provide?
If you decide that you would like to sell your property, that is also something that our team can assist with. We have a specialist sales team at X1 that can help you along the journey whilst keeping it a stress-free experience for you.
If you are looking to achieve a quick sale, we are also able to assist you with selling your property at auction. Unless you have been down this road before, it is a different experience to sell your property conventionally, but our team is on hand to talk you through the process and assist you along the way.
